Located at the prominent intersection of Confluence Way and Riverfront Avenue, this project bookends the East Village waterfront in Downtown Calgary and occupies one of the last remaining parcels along the Riverwalk. Its high-profile position adjacent to the Bow River, the Riverwalk, and the historic Simmons Building calls for a carefully calibrated response to site conditions, context, and community. The development is planned as a medium-scale inner-city project that stitches together the urban fabric of East Village with the Bow River walkway, strengthening connections between people, land, and water.
The building accommodates more than 100 residential units above a highly active ground floor that integrates commercial and retail uses at key locations to support daily activity and street life. The massing strategy responds to existing conditions by preserving sunlight access and maintaining visual connections to the river and riverfront, enhancing program porosity and encouraging community interaction. Active edges are provided on all sides at ground level, increasing visibility, engagement, and safety while reinforcing a lively public realm.
Architecturally, the project delivers a 360-degree response to its surroundings, addressing the river, community park, Riverwalk, urban mews, adjacent blocks, and the future East Village “Riff.” Strong, continuous frontages define the urban edges, while the river-facing elevations are stepped and layered, creating a porous, eroded expression that recalls the character of a natural river shoreline.
